Gathering Legal Docs
We help manage the probate process from start to end. It begins with It begins with finding a realtor and legal representation you trust, then filing petition for probate. A thorough understanding of probate is a must. We will guide you through the process to help bring you peace of mind.

Tax Savings + Appraisal
We will work with a Probate Referee to determine if the appraisal value is correct. This, along with a thorough knowledge of Prop 58 & Prop 193, helps ensure there is a correct step-up in cost basis for tax purposes. If limited authority was granted to the Executor, an accepted offer must be 90% or more of the Probate Referee’s appraised value.
Prep + Market Property
After making recommendations for prepping the home for sale, we aggressively market the property in San Diego, as well as to national and international buyers across the globe. Escrow + Closing
Once the property has an accepted offer, a Notice of Proposed Action is mailed to all heirs, simply stating the terms of the proposed sale. The heirs have 15 days to review the notice and pose any objections. If there are no objections, the sale may proceed without a court hearing. We work closely with escrow and attorneys managing timelines to ensure a stress free, on time closing.
